Buying your home with Weichert,
Realtors® step by step.
1 Start Here...
With your Weichert Sales Associate at your local
Weichert Office.
2 Buyer Consultation
You and your Weichert Sales Associate meet to
narrow your search by evaluating what you want
and need in a home.
3 Mortgage Pre-Approval
Your Weichert Sales Associate introduces you to
the Weichert Gold Services Manager, who can give
you a quick mortgage
credit decision. (A pre-approval converts to a
mortgage commitment once the home you contract
for passes its appraisal.)
4 Introduction to Weichert Gold®
Services
The Weichert Gold Services manager also overview
how we can facilitate your home purchase by
streamlining the delivery of
financing, homeowners insurance and title
insurance and backing it up with a $5000*
guarantee.
5 Viewing Homes
With your Weichert Sales Associate, you view
homes that meet your criteria. He or she keeps
you informed about new listings
coming on the market and may e-mail you new
listings.
6 Make an Offer
When you’re ready, your Weichert Sales Associate
presents a written offer in person to the seller
along with a small deposit to
show your “earnest” intentions. Seller accepts
or rejects your offer or enters into
negotiations by making a counteroffer.
7 Reach Agreement
Your Weichert Sales Associate acts as a
go-between in negotiations. You and seller agree
on price and terms, including
closing/settlement date.
8 Contract of Sale
Down payment placed in trust account as
specified in contract. In come states, an
attorney review of contract is customary.
9 Schedule Home Appraisal
Your Weichert Sales Associate arranges for the
home appraisal required whenever a home is
financed.
10 Schedule Home Inspections
Pest and other inspections are scheduled as
required/desired. Should any concerns arise,
your Weichert Sales Associate will
help you and the seller resolve them.
11 Gold Services Manager Tracks Services
for Closing
Gold Services Manager confirms title ordered
through Weichert Title Affiliate and Homeowners
Insurance Policy placed with
Weichert Insurance Agency.
12 Home Protection Plan
Ask your Weichert Sales Associate for
information on the Weichert Home Protection Plan
with its full year of coverage on
specified major systems and appliances.
13 Confirm Closing
Confirm date and location of closing/settlement
with your Weichert Sales Associate and/or
attorney, if applicable.
14 Home Connections
From moving services to utilities, Weichert Home
Connections can take care of an array of
services for your newly
purchased home.
15 Get Closing Costs
Get final closing/settlement costs from attorney
or lender.
16 Bring to Closing/Settlement
• Homeowners Insurance Policy
• Certified Check for Closing/Settlement Costs
• Your checkbook for any incidental costs
17 At the Closing/Settlement
• Mortgage and other documents signed
• Adjustments made for miscellaneous items
(taxes, heating oil, etc.)
• Seller paid and gives you title (or deed) and
keys!
